Terms of Service

Property No Jutsu is in private beta. This is a draft set of terms and has not been reviewed by an attorney, and the governing law section below is intentionally left as a placeholder. Treat this as a starting point rather than a finished legal document.

1. Acceptance of these terms

By creating an account or using Property No Jutsu (the "Service"), you agree to these Terms of Service and the accompanying Privacy Policy. If you do not agree, do not use the Service.

2. Description of the service

Property No Jutsu is a workspace for independent landlords to track rent, tenants, expenses, tax reserves, and lease documents. It is currently offered as a private beta, and features, pricing, and data formats may change without notice.

3. Accounts

You must provide accurate information when creating an account and are responsible for keeping your login credentials secure. During the beta, new landlord accounts require a valid invite code. Tenant accounts are created only through an invitation sent by a landlord.

4. Landlord responsibilities and lease documents

Lease and contract documents generated by the Service are templates only and do not constitute legal advice. Landlord-tenant law varies by state, territory, and municipality. You are solely responsible for ensuring that any lease, disclosure, or notice you use complies with the law that applies to your property, and we strongly recommend having a qualified local attorney review any lease before you rely on it.

5. Tenant portal use

Tenants access the Service only through an invitation from their landlord and may use it to view rent status, lease documents, and payment history. Use of the tenant portal is subject to these Terms.

6. Plans and billing

A free plan is limited to a single property. A paid "Pro" plan may be offered for additional properties. If billing applies to your account, the specific terms and payment provider will be presented to you at the time of upgrade.

7. Acceptable use

You agree not to:

Use the Service for any unlawful purpose, or in a way that violates applicable landlord-tenant law.
Attempt to gain unauthorized access to another account, or to bypass or disable security features.
Reverse engineer, scrape, or resell the Service without our written permission.

8. Beta disclaimer

The Service is provided "as is" and "as available" during this beta period, without warranties of any kind, whether express or implied. We do not guarantee that the Service will be uninterrupted, error-free, or available at all times.

9. Limitation of liability

To the maximum extent permitted by law, Property No Jutsu will not be liable for any indirect, incidental, or consequential damages arising from your use of the Service. Our total liability for any claim relating to the Service is limited to the amount, if any, you paid us in the three months before the claim arose.

10. Termination

You may stop using the Service at any time. We may suspend or terminate accounts that violate these Terms. Handling of your data after termination is described in the Privacy Policy.

11. Governing law

Placeholder - a governing jurisdiction for these Terms has not yet been finalized. This section will be completed before any public launch.

12. Changes to these terms

We may update these Terms as the Service changes. The "Last updated" date above reflects the most recent revision.
